- 철도역 특성이 부대사업수익에 미치는 영향 분석 - 수도권 광역철도 중심으로- -
본 연구는 코로나-19로 나빠진 철도운영기관의 철도경영환경을 개선하기 위하여 부대사업수익에 영향을 미치는 철도역 특성 요인과 관계를 분석 하고, 부대사업수익을 높이는 철도역 개발 및 운영방안을 제안하는 것이다. 연구대상은 수도권 광역철도 163개역 이고, 연구모형은 다중회귀분석과 이항 로지스트 회귀분석을 적용하였다. 분석결과 철도역의 부동산 특성과 운영 특성은 부대사업수익에 영향을 미친다. 그리고 복합역사는 부지가격이 높고, 콘코스면적이 넓고, 환승역사이고, 운영자산의 역사를 선호하는 것으로 나타났다. 마지막으로 부대사업수익과 관련 철도역 개발 및 운영 방안은 철도역은 도시지역에 다양하게 공간을 활용되도록 개발하고, 철도역의 소유자와 운영자를 일원화 하여 이용객 수와 수익을 늘리는 운영을 하여야 한다.
An Analysis of The Influences of Railway Station Characteristics on Ancillary Business Profits. - Focused on Metropolitan Area Railway -
In order to enhance the railway management environment of railway operating institutions, which has been negatively impacted by COVID-19, this study examines the characteristics and relationships of railway stations that influence ancillary business profits. Additionally, it proposes a plan for the development and operation of railway stations to increase ancillary business profits. The study focused on 163 metropolitan railway stations. The research model employed multiple regression analysis and binomial logistic regression analysis. As a result of the analysis, the characteristics of the real estate and the operation of the railway station have an impact on the profits generated from ancillary businesses. In addition, it was found that complex stations prefer a high land price, a large concourse area, transfer stations, and stations with the same operator and owner. Lastly, a development and operation plan for railway stations should be established to maximize subsidiary business profits. This plan should aim to utilize railway stations in multiple ways within urban areas. Additionally, it is important to unify the ownership and operation of railway stations to increase the number of users and overall profits.
