- 중소형 빌딩 리모델링 공종의 유형화 및 위험도 연구 -
서울시 중소형 빌딩의 약 60%는 준공된 지 25년을 초과함에 따라 건물의 기능 회복과 미관 개선을 위한 리모델링이 시급한 상황이다. 중소형 빌딩 리모델링은 건물의 기능과 미관을 신축에 준한 상태로 회복시켜 내용연수를 30여년 연장할 수 있는 대안이라는 인 식의 전환이 일어나고 있다. 그러나 중소형 빌딩 리모델링의 공종과 위험도 관련 연구가 미흡하여 리모델링의 리스크 관리가 어려운 상황이다. 본 연구의 주요 결과를 종합하면 첫째, 선행연구 검토 및 전문가 집단과 FGI를 통하여 중소형 빌딩 리모델링의 표준적인 공종 20개를 연구 최초로 설정·유형화하였고, 각 공종 에 대하여 조작적으로 정의하였다. 특히 리모델링에만 존재하는 공종인 골조증설공사, 보수보강공사, E/V 신설공사, 주차시설증설공사를 본 연구를 통하여 리모델링의 주요 공 종으로 설정하였다. 둘째, 본 연구의 중분류 5단계에 대한 상대적 위험도 분석 결과, 준 비·보강단계가 가장 위험한 요인으로 분석되었다. 셋째, 본 연구에서 설정한 20개 공종 에 대한 종합 위험도 분석 결과, 철거공사와 보수보강공사, 골조증설공사, E/V 신설공사 의 위험도가 높았다.
A Study on the Types and Risk of Remodeling Works in Small and Medium-Sized Buildings
As about 60% of small and medium-sized buildings in Seoul are older than 25 years, it is urgent to remodel them to improve their functions and aesthetics. Remodeling is emerging as an alternative that can extend the durable years by more than 30 years to the condition equivalent to new construction. Nevertheless, researches on the types and risk of remodeling works in small and medium-sized buildings are not sufficient, and risk management in remodeling is difficult. To sum up the main results of this study, first, 20 standard construction types of small and medium-sized building remodeling were set up and categorized for the first time on this issue as an initial study, and each construction type was manipulatively defined. In particular, this study set frame expansion work, repair reinforcement work, E/V construction work, and parking facility expansion work which exist only in remodeling as major construction types of remodeling. Second, the result of analyzing the relative risk of the five stages shows that the preparation and reinforcement stage was the most dangerous. Third, the result of the comprehensive risk analysis of the 20 construction types reveals that the risk of demolition work, repair and reinforcement work, frame expansion work, and E/V construction work was high.
