- CRE 및 ESG의 경영 특성이 부동산신탁사업에 미치는 영향분석 -
기업부동산(Corporate Real Estate) 및 환경·사회·지배구조(Environmental·Social· Governance)의 경영이 국내외 부동산개발사업에도 큰 관심을 끌고 있다. CRE 및 ESG 경영의 특성이 부동산신탁사업에 어떠한 영향을 미치는지에 관한 연구는 아직 미흡한 실 정이다. 본 연구는 CRE 및 ESG 경영 특성이 신탁사업에 미치는 영향에 관한 실증분석이 다. 연구결과는 다음과 같다. 첫째, 가치창조 및 미래투자의 CRE 경영 특성이 신탁사업에 양(+)의 영향을 미친다. 둘째, 선발주자의 CRE 경영 특성이 신탁사업에 양(+)의 영향을 미친다. 셋째, 부대시설 혼합(mix) 및 입체이용의 ESG 경영 특성이 신탁사업에 양(+)의 영향을 미친다. 넷째, 일자리 창출의 ESG 경영 특성이 신탁사업에 양(+)의 영향을 미친다. 다섯째, 지속 가능 개발의 ESG 경영 특성이 신탁사업에 양(+)의 영향을 미친다. 마지막으 로 신탁기업은 선발주자 전략을, 민간기업은 추격자 전략을, 공공기업은 후발주자 전략을 선호한다.
An analysis of real estate trust projects influenced by the management characteristics of CRE and ESG
The management of corporate real estate(CRE) and environment·social· governance(ESG) is also drawing keen attention to real estate development projects at home and abroad. Research on how the characteristics of CRE and ESG management influence real estate trust projects is still insufficient. This study is an empirical analysis of real estate trust projects influenced by the management characteristics of CRE and ESG. The results of the study are as follows. First, the CRE management characteristics of value creation and future investment have a positive influence on real estate trust projects. Second, the CRE management characteristics of the first mover have a positive influence on real estate trust projects. Third, the ESG management characteristics of amenities mix and three-dimensional use have a positive influence on real estate trust projects. Fourth, the ESG management characteristics of job creation have a positive influence on real estate trust projects. Fourth, the ESG management characteristics of job creation have a positive influence on real estate trust projects. Fifth, the ESG management characteristics of sustainable development have a positive influence on real estate trust projects. Last but not least, trust companies prefer the strategy of the first mover, private companies prefer the strategy of the fast follower, and public companies prefer the strategy of the late mover.
