- 소규모주택재건축사업의 주민 선호도 요인 분석 - 의정부시를 중심으로 - -
본 연구는 소규모주택재건축사업의 주민 선호도에 대해 설문을 통한 실증분석으로 사 업 가능 예정지역 주민 선호도 제고를 위한 개선방안을 제시하였다. 분석 결과 첫째, 추진 주체 요인의 유의도는 ⅰ) 조합 임원의 전문성 확보, ⅱ) 조합과 조합장의 공정한 관리, ⅲ) 협력업체 간 이해관계 관리 요인에서 유의미한 결과를 보였으 므로 조합 임원의 전문성 확보 및 조합과 조합장의 공정한 관리, 협력업체 간 이해관계 관리에 중점 하여 사업계획에 반영토록 한다. 둘째, 세금 및 제도 지원 요인의 유의도는 ⅰ) 각종 부담금 지원 필요성, ⅱ) 행정절차의 간소화 필요성 요인에서 유의미한 결과를 보였으므로 각종 부담금 지원 필요성 및 행정절 차의 간소화 필요성을 사업계획에 반영토록 한다. 셋째, 주거환경개선 요인의 유의도는 ⅰ) 조경기준 완화 필요성, ⅱ) 건폐율 기준 완화 필요성, ⅲ) 건물 높이 제한 완화 필요성 요인에서 유의미한 결과를 보였으므로 조경기준 완화 필요성과 건폐율 기준 완화 필요성 및 건물 높이제한 완화를 사업계획에 반영토록 한다. 넷째, 법률지원 요인의 유의도는 ⅰ) 미동의자의 매도 청구 문제, ⅱ) 조합설립 동의요 건 개선 요인에서 유의미한 결과를 보였으므로 미동의자의 매 도청구 문제 및 조합설립 동의요건 개선을 사업계획에 반영토록 한다. 사업 주체는 위와 같이 소규모주택재건축사업 계획 시 주민 선호도 분석을 참조하여 사 업계획에 반영할 것을 제언한다.
An Analysis of Residents' Preference for Small-scale Housing Reconstruction Projects - Focusing on Uijeongbu -
