- 전원주택지 선택속성의 중요도에 관한 연구 -
전원주택 선택은 과거 노후에 평화로운 삶을 지향하는 노년세대가 주를 이루었지만 근 래에는 일과 생활의 균형을 찾는 워라벨 기조, 반려동물과의 균형있는 삶 등 다양한 요인 으로 인해 전원주택을 선택하고 있다. 본 연구는 이러한 전원주택을 선택하는 주요 요인 을 파악하기 위해 전문가 집단을 대상으로 설문을 진행하여 실증분석을 진행하였다. 분석결과 AHP분석의 종합중요도를 산출한 결과 대도시(서울 등)와의 접근성, 공간 구 조 및 편리성, 분양(매매)가격, 단지규모, 자금조달(대출 등) 순으로 중요도가 나타나며, 통 풍과 환기, 이웃과의 관계성, 경작용지 유무(텃밭 등), 대중교통의 연계성, 수목 및 자연환 경 순으로 중요도가 낮게 평가되고 있다. Fuzzy-AHP분석결과 대도시(서울 등)와의 접근성이 가장 높았으며 이는 AHP결과와도 같은 결과를 보이고 있다. 결국 전원주택 선택은 대도시와 밀접한 장소로서 거주와 업무 가 가능한 지역이 우선이 되는 것으로 볼 수 있으며, 전원주택지의 선택속성에서 내부적 으로는 편리성 기반의 공간구조 활용성이 뛰어나고 외형적으로 단지의 위치 등 입지요건 이 충분히 반영되어야 한다는 것이다. 따라서 대도시와의 연관성을 통해 일과 휴식의 병 행이 이루어져야 한다는 것이다.
A Study on the Importance of Selective Attributes of Countryside Housing Sites
An empirical analysis was conducted by conducting a survey targeting a group of experts in order to identify the main factors for choosing a country house. Comprehensively, both Fuzzy-AHP results and AHP results show that accessibility to large cities is the most important aspect, and there is no significant difference in the order of importance. Therefore, in the selection attributes of rural housing sites, it is necessary to have excellent usability of the spatial structure based on convenience internally and to fully reflect the location requirements such as the location of the complex externally. The amount of individual trees, ventilation, and vegetable gardens for self-care are incidental selection attributes of rural residential areas, and an important factor is that work and rest should be balanced through connection with large cities.
