- 상가권리금의 형성요인에 대한 연구 - 서울시 역세권 상가를 중심으로 - -
본 연구의 목적은 서울시 역세권 상가권리금의 형성요인에 영향을 주는 변수를 실 증적으로 제시하는 것이다. 이 연구에 사용된 자료는 서울시에서 2018년 상가임대사례 를 시장조사한 자료 중 역세권 1층 상가점포를 대상으로 구축하였다. 이 연구결과를 요약하면 다음과 같다. 서울시 역세권 상가 권리금의 평균은 1,360,342원/㎡이고, 96% 이상이 ㎡당 360만원 이하의 권리금을 형성하고 있어 비대칭인 분포를 지녔다. 분석한 결과에 의하면 상가권리금은 개별공시지가와는 +0.410으로 가장 높은 정(+)의 상관관 계가 있고, 월차임과는 –0.442로 가장 높은 부(-)의 상관관계가 있는 것으로 나타났다. 즉 개별공시지가가 높을수록 상가권리금은 높아지고, ㎡당 월차임이 높을수록 상가권 리금은 낮아진다. 개별공시지가와 보증금총액, 월평균매출액은 상가권리금과 주요한 정(+)의 상관관계가 있고, 지하철역과의 거리 및 ㎡당 월차임은 주요한 부(-)의 상관관 계를 보였다. 본 연구는 상가권리금 관련 분쟁이 있는 경우 손해배상액의 기준이 되는 상가권리금을 산정하는데 도움을 줄 것이다.
A Study on the Factors of Retail’s Goodwill - Focused on station area in Seoul -
The purpose of this study is to present empirically the variables influencing the formation factors of the Seoul city subway station's Retail’s Goodwill. The data used in this study are based on the market survey of the shopping mall case in 2018. The results of this study are summarized as follows. The average price of Seoul subway station's Goodwill is 1,360,342 won / ㎡, and 96% or more of it forms a right of less than 3,600 won per ㎡, which is asymmetric distribution. According to the results of analysis, it is found that there is the highest positive correlation between the value of the commercial paper and +0.410 and the highest negative correlation with the monthly value of -0.442. In other words, the higher the price of an individual official price is, the higher the price of commercial franchise. The higher the monthly franchise fee per ㎡, the lower the commercial franchise fee. The individual disclosure price, total deposit amount, and monthly average sales have a positive correlation with commerce income, and the distance from the subway station and monthly rent per square meter showed a significant negative correlation. This study will help to estimate the amount of compensation for damages when there is a dispute related to damages.
