- 풍수의 물길과 지가(地價)형성 - 서울특별시 성북동 성북천을 중심으로 - -
본 연구는 우리나라의 전통적인 입지관인 풍수지리와 관련된 요인들 중 재물과 가장 밀 접한 관련이 있는 ‘물(水)’의 흐름이라는 요인을 변수에 도입하여 지가결정에 어떠한 영향 을 미치는가를 규명하기 위한 것이다. 본 연구는 첫째, 물이 흐름을 크게 궁수지역과 반궁수지역으로 구분하여 분석하였고, 둘 째, 물의 흐름을 6종류로 세분하여 풍수의 물흐름과 지가의 관계를 분석하였으며, 셋째, 부 동산변수와 물흐름이라는 풍수변수를 모두 도입하여 분석하였다. 그 결과 첫째, 물길의 흐름을 궁수·반궁수의 2종류로 독립표본 T검정을 실시한 결과 지 가는 궁수지역의 입지가 반궁수지역의 입지보다 높은 것으로 나타났다. 둘째, 물길의 흐 름을 6종류로 세분하여 ANOVA분석을 실시한 결과에서 궁수의 중간지역이 다른 입지보 다 높은 가격이 형성되고 있음이 나타났다. 셋째, 부동산변수와 풍수의 물길흐름 변수를 모두 적용하여 다중회귀분석한 결과 부동산변수는 대부분 통계적 유의하였으며, 풍수물길 변수는 궁수중간이 궁수출구와 반궁수출구보다 높은 가격이 형성되어 있었다. 이상의 연구 결과에서 기존의 부동산 가격결정 원리에 풍수적 요소의 도입이 타당하며, 향후 풍수적 요인과 부동산학의 결합된 융합이론의 제시도 가능하다는 시사점을 얻을 수 있었다.
Influence of Fengshui Water Flow on the Formation of Land price
The purpose of this study is to investigate the effect of the factors of Fengshui on pricing in the real estate. In particular, it examines how ‘water’, considered to be the most relevant factor of Fengshui to rich. More specifically the study identifies how the flow of the water effects the pricing. For this the flow of the water is identified into the Gungsu(弓水) and Ban-Gungsu(反弓水). Then the Gungsu and the Ban-Gungsu are subdivided into 3 water ways, respectively. Independent T-test, ANOVA, and Multiple Regresssion Analysis are used to analyzed the data. The results of the study are follows; 1) the effect of the Gungsu on pricing is higher than that of the Ban-Gungsu. The price of the Gungsu area is higer than that of the Ban-Gungsu. 2) Among the 6 water ways, the middle of Gungsu affects the most on pricing. The price of the middle of Gungsu area is the highest. 3) The 6 water ways influence on the pricing significantly. middle of Gungsu affects the pricing 8.1% higher than the exit of Gungsu area and 10.5% higher than the exit of Ban-Gungsu area, respectively. The implications of the study are also discussed.
