- 토지경매 낙찰가액의 결정요인에 관한 연구 -
본 연구는 토지경매시장에서 경매시장의 상황을 가장 많이 반영하는 낙찰가액이 어떤 요 인에 의해 영향을 받는지를 파악하고 제시함으로써 감정평가사, 경매분석가 및 일반경매입찰 참여자들의 입찰가격 결정에 참고자료로 활용되어 경매투자 환경의 안정성 및 활성화를 도 모하고자 한다. 이러한 연구의 목적을 수행하기 위해 2016년∼2017년의 2년간 부산광역시 토지경매에서 낙찰되어 배당이 완료된 자료를 수집하였다. 그리고 선행연구를 통해 변수를 추출하여 헤도 닉 가격모형의 회귀분석방법으로 실증분석 하였다. 연구의 결과 및 제언은 다음과 같이 요약 된다. 경매분석가들은 부동산투자조언 및 권리분석 상담에서 낙찰성공의 성공보수에만 집착하여 최저입찰가격이 시세보다 높게 설정되어 있는 경우에도 투자를 유도하는 사례가 종종 발생 한다. 전문가는 직업적 윤리를 강화하고 일반투자자들에게 부동산투자에 대하여 현실적이고 객관적인 조언을 할 필요가 있다. 마지막으로 국가는 법·제도적으로 부동산경매투자의 안정화 및 활성화를 위한 부동산경매 분석가 시험제도를 현행 실시되는 민간자격증에서 국가공인자격증으로 변경하여 제도적으로 신설하는 방안도 고려하여야 할 것이다.
A Study on Determinants of Bid Value of Land Auctions
This study aims to identify and suggest what factors are affected by the winning bid price, which reflects the situation of the auction market in the land auction market and to promote the stability and activation of the auction investment environment by using it as a reference material for the bidding price decision of certified appraisers, auction analysts and general auction bidders. In order to carry out the purpose of this study, the data was collected, which was awarded at the land auction and the dividend was completed in Busan Metropolitan City for two years from 2016 to 2017. And the variables were extracted through the professional books and the prior papers, and empirical analysis was conducted by the Regression Analysis of the Hedonic Price Model. Auction analysts often engage in investments even if the minimum bid price is set higher than the market price, obsessed with the success of the winning bid in real estate investment advice and the rights analysis consultation. Experts need to strengthen their professional ethics and give practical and objective advice to general investors about real estate investment. The state should also consider ways to establish a new system of the real estate auction analyst test system for stabilizing and revitalizing real estate auction investment by changing from the current private certification to the national certification by law and institutional system.
